Je lance une file sur ce theme car la situation de l'immobilier downunder est interessante. Pour le moment, le marche defie toute logique avec au pire une stagnation des prix ces derniers mois mais toujours pas de baisse en moyenne. En realite, les prix dans les quartiers les plus modestes et ou les habitants sont fortement "leverage" (traduction du terme en francais?) ont commence a prendre la direction du sud, les quartiers riches resistent eux plutot bien.
Je m'interroge vraiment sur l'avenir de ce marche tant le ratio revenu/endettement du prive depasse l'entendement. Le chiffre interessant plus haut est 58%... Cela signifierait que meme 10% de defauts entrainerait de serieux problemes pour les bancaires et l'economie australienne en general, dont il ne faut pas oublier que les Chinois tentent de prendre le controle depuis un moment deja, surtout sur les mp bien sur. |
